Residential Home Inspection

Structure – Framing, foundation, basement or crawlspace.

Exterior – Sidewalks, driveways, walkways, steps, windows, doors, siding, trim, drainage, porches, soffits, fascia, decks and balconies.

Roofing – Roofing materials, flashing, gutters, downspouts, drainage, skylights and chimneys.

Plumbing – Water supply, drainage systems, water heating equipment, fuel storage systems, pumps, sump pumps, piping and traps. Ask us about our gas leak detector!

Electrical – Wiring, service panels, breakers, fuses, receptacles and disconnects.

​

Heating and Air Conditioning (HVAC) – Venting, water heater and efficiency, water cooling equipment and distribution, heating and air conditioning units, chimneys and flues. We use a pocket thermometer to test the temperature drop across the evaporator coil to go above and beyond for our clients. (No upcharge)

Interior – Walls, ceilings, floors, steps, stairs, railings, garage systems, cabinets, countertops and built-in appliances. We use a moisture meter on any moisture stains to ensure the stains are not active leaks and ensure it is not moist enough for mold growth. (No upcharge)

Ventilation and Insulation – Attic, basements, crawlspaces, ductwork and moisture intrusion.

Sewer Scope

A sewer scope is a video inspection of the sewer line which is only visible by putting a camera into the sewer line. 

RadonTesting

Radon testing is a 48-hour test to determine the levels of radon in a property and if mitigation is necessary.

11 Month Warranty

This isn't an actual warranty, but it's for when you have one. When you purchase a new construction house, the builder typically provides a one-year warranty. The 11-month inspection is meant to give you a clean and dated report to present to the builder when making requests. If you scheduled your pre-closing inspection with us, please inquire about qualifying for a discount!

New Construction

While you may not believe you need an inspection for a new construction home because it's brand new, you might be surprised. We've uncovered issues such as broken windows, a lack of refrigerant in the AC, gas leaks, and holes in water lines leading to the basement. Pre Listing Inspections

This includes everything listed in the residential inspection above. It's designed to help you prepare for the selling process so that when a buyer comes in, there are no major unknowns that could jeopardize the sale.

Townhome/Condo inspections

This included everything included in the residential inspection above.  You may not think that you need it all to be included because the HOA covers the exterior, but the exterior condition of a property can majorly effect the interior! This can also give you a nice professional report to inform the HOA or asked them to make repairs to protect your property.

Single Item Inspections

These come in handy when you need one or two specific item inspected such as an attic, electrical panel, garage, ect. Another great example would be a "re-Inspection" If there was an item that was an issues in the original inspection, wasn't able to be inspected due to home owners items in the way, or even has been repaired and you wanted to make sure it has been correctly.

Tips to Get the Most out of Your Inspection Report:

-Take a deep breath – Remember that no house is perfect and what you’re feeling is totally normal. 

 

-Read the whole report-  This way you get the whole picture and there are no surprises.

 

-Focus on the Major Concerns & Safety Items-  These Items are categorized in red on the report.

 

-Consult your real estate agent- Voice your major concerns and ask for recommendations on items to negotiate. They will be more knowledgeable on what the sellers may or may not fix using the variables of the current market and conditions of this specific scenario.  

 

-Utilize your agent and home inspector first- but you can use Google, with caution of course, to help you learn about the typical cost and effort involved in common home inspection findings. You can also ask us if we have any recommended contractors that could help with estimates. We all know there's a lot of good info on the web but there's also plenty of bad information and advice. Additionally, the cost and nature of some repairs can be very different from region to region. 

 

-Try to resist the feeling that you have to fix everything before moving in. It is a good idea to see your report as a to-do list. Most of the items on a home inspection report you can live with. You’ll gradually upgrade over time and prioritize.

 

-Put time into learning about your home, especially the major systems & components.
