Buying a home can be scary, trust me I have been there. When done right the home inspection process should be an exciting and educational process. Unfortunately, it isn't always this way. Sometimes you don't know until it's too late. That's what happened to me. If I was properly informed of the issues, I would not have chosen that home! Thankfully it worked out and now I am able to help others, make an informed, educated decision on their home purchase. Choosing the right home inspector is more than just price. A little more up front can save you thousands of dollars later.
Maintence Check List
It’s important to do routine home check-ups and repairs. Below is a convenient home maintenance checklist to help you care for your home. Or contact The Genuine Inspection for a professional home assessment.
SPRING/SUMMER
Clothes Dryer: Vacuum the lint from the vent. This helps prevent house fires. Its not a bad idea to get your air ducts cleaned as well. Feel free to reach out if you would like a recommendation on who I use!
Gutters and Downspouts: Clean out any debris and make sure gutters and downspouts are secure. This is more important than you think! Poor gutters are a main source of foundation problems!

Foundation: Check the ground around the foundation of your home and re-grade if necessary. This can eliminate water problems in your basement. It is recommended to have one inch of fall per foot, out a minimum of six feet.
Sump Pump: Take off the lid and pour in water to see if the pump kicks in. If this doesn’t work — check with a professional for other ways to test your sump pump.
FALL/WINTER
Garden Hoses: Remove from their exterior hose bibs.
Gutters and Downspouts: Clean out any debris and make sure gutters and downspouts are secure. This is more important than you think! Poor gutters are a main source of foundation problems!
Caulking: Check around showers, bathtubs and sinks and replace if it’s cracked or peeling. Need a handy man referral? Feel free to reach out, you can call mine!
Siding: Check and see if any siding is loose or damaged.
Roof: Check. If you find holes, crumbling, blistering or rotting roofing, repair or replace it. (This may be a job for an expert, I do offer special roof only inspections.)
MONTHLY
Furnace Filters: Check. Replace if dirty. This helps your furnace breath and live longer!
Carbon Monoxide and Smoke Detectors: Test to make sure they’re working correctly. Replace the batteries every 6 months.
